How to prepare your property for sale

Selling your property is a big deal and preparing it for sale can not only help you sell quicker, but also potentially increase the value of your property.

Graeme Wilson, McQueen Legal’s new valuer, gives his tips on how to get your property in tip-top shape and ready to go on the market.


  1. Declutter and depersonalize – get rid of all the excess stuff that has gathered over the years in every nook and cranny. Now is the time to give things to charity. Or put things away in the garage, in storage, or even in the boot of your car! Viewers need to be able to envisage themselves living in the space so keep some personality and make the lifestyle appealing.
  2. A fresh coat of paint – keep your walls clean and neutral, it will make your home seem lighter and bigger. So as much as you might like bright pink, keep it simple!  If your home is presented in a ‘move in’ condition, it will be more appealing and allow the new owners to put their own stamp to it.
  3. Fix and clean – make any minor repairs necessary, and give the place a good once over, ensuring there are no lingering smells or mess.
  4. Let there be light – everyone wants their home to have lots of natural light. Open the curtains, replace dim light bulbs with higher wattage, add a large mirror to create the illusion of light and space, and prune any trees that are casting shadows on the house.
  5. Exterior – first impressions count.  So tidy the garden, cut the grass, pull out the weeds, add a couple of bright plant pots at the front door, and make sure the garden space is livable. Also, have a look at the window frames and see whether they could do with a lick of fresh paint also.
  6. Kitchens and bathrooms – the kitchen is the key room in a house and can often make the difference when viewers are considering an offer.  If you can, consider updating the kitchen – it can be pricy but worth it.  Likewise, a clean and modern bathroom also helps add value.
  7. On the day of the viewings, make sure the property is clean and tidy.  As the saying goes, there’s nothing quite like home but the smell of freshly baked bread!  If this is too much, then some fresh flowers and a scented candle will do. 
  8. Do remember viewers will open your fridge, peek in your wardrobes and check in that cupboard under the stairs – so make sure everything doesn’t come tumbling out on them!
