Fixed fee estate agency service – giving you the choice

We believe that our clients have the right to choose. We also believe in keeping things simple.  So that is why we offer clients a variety of transparent sales packages to choose from, with no hidden fees.  All our Packages contain a free Movie and are supported by in-house Edinburgh based conveyancing – the rest is up to you.

Estate Agency

We will:

  • instruct a Home Report;
  • instruct a Property Movie – we include a Shoothome TV property movie with every home we market, bringing your home to life and connecting with buyers, helping to sell your home fast;
  • instruct photography;
  • prepare property particulars for your approval;
  • arrange for insertion in the ESPC and on Rightmove websites as well as our own and the movie company’s site;
  • arrange the erection of your For Sale board; and
  • print and send you copies of your Sales Schedule.

Our very own ‘property makeover experts’ will also advise you on other matters to ensure your property is presented to the market in the best possible way.

You will:

  • complete the Home Report Questionnaire on the ESPC website;
  • give us your ID;
  • let us have the marketing fees and expenses; and
  • Agree the terms of your Sales Schedule.

Once the property is on the market, we will supply you with a Viewing sheet for you to obtain details of viewers. You will then supply this information to us so that we can obtain feedback from your viewers which will we then report back to you. We will of course keep in touch regularly with updates.

What happens when we have interest in your property?

We will recommend what action should be taken. Ideally, if it seems that the time is right to set a closing date for the property (usually when a minimum of 2 parties have "noted interest") we will:

  • discuss this matter with you and agree a date and time;
  • advise interested parties to make their offers at that time;
  • advise you of the terms of the offers and of any special conditions;
  • take your instructions on which offer to accept; and
  • notify the successful and unsuccessful parties.

If there is only one interested party who nevertheless makes an offer we shall discuss it with you as to the acceptability of its terms. Often we will then negotiate with the solicitors acting for the interested party with a view to obtaining an acceptable price for you.

Once a suitable offer for the property has been received, either at a closing date or some other time, we will proceed to the conveyancing side of your business.

We try to make the selling process as straightforward as possible for our clients, and our local property experts are always on hand to answer any questions you may have.


Conveyancing involves legally transferring home ownership from the seller to the buyer.

We will:

  • obtain your Title Deeds from your lenders;
  • obtain searches from the Registers of Scotland, the local authority, the Coal Authority and others;
  • forward your mortgage documents and our proposed draft documents to discharge any Standard Security for any loan you have on your property; 
  • liaise with you with regard to the terms of the offer received and the proposed acceptance to be issued;
  • press for conclusion of missives as quickly as possible – it is unlikely that the purchaser will conclude missives before they have an offer of loan;
  • send you a Disposition of the property transferring it to the Purchaser for you to sign and return along with one set of keys;
  • resolve any issues on the title, searches or alterations which have been done;
  • receive the purchase price from the purchasing solicitors;
  • repay your mortgage (if any);
  • send your Discharge for signature by your lender and then register it;
  • After deduction of our fee and other outlays, we will put the balance of the sale price, if any, either towards the purchase of a new property for you or forward the balance due to you to your Bank Account again usually by CHAPs. We will let you know when this will happen; and finally
  • let you have a statement together with our Fee Note. 

This is obviously a simple version of the work we undertake on your behalf to show you the role of the Solicitor. Each transaction is different and there may be variations in the extent of the work done for you.
